i comportamenti da osservare nel B&B non sono soltanto quelli sanciti dalla legge ma, soprattutto, quelli dettati dal buon senso e dal reciproco rispetto.

Il Bed & Breakfast è un’abitazione privata nella quale vengono messe a disposizione degli ospiti delle camere da letto; la cucina è ad uso esclusivo dei proprietari per la preparazione della colazione.

Essendo i B&B piccole strutture a gestione familiare, non esiste un servizio di reception disponibile in tutte le ore del giorno come avviene negli hotel, perciò l’ospite è pregato di contattare telefonicamente il gestore per comunicare/chiedere qualsiasi informazione e/o necessità e concordare, ove necessario, un appuntamento oltre l’orario della colazione.

Dear guest, we are pleased to welcome you, we kindly ask you to read our house rules.

The behaviours to be observed in the B&B are not only those sanctioned by law but, above all, those dictated by common sense and mutual respect.

The Bed & Breakfast is a private home in which bedrooms are made available to guests; the kitchen is for the exclusive use of the owners for the preparation of breakfast.

Since B&Bs are small, family-run establishments, there is no reception service available at all hours of the day as is the case in hotels, so guests are kindly requested to contact the manager by telephone to communicate/ask for any information and/or needs and to arrange an appointment after breakfast time, if necessary.

La invitiamo, pertanto, al rispetto delle seguenti semplici regole:

We therefore invite you to respect the following simple rules:

• La struttura è integralmente “Non Fumatori”. Non è assolutamente consentito fumare all’interno degli ambienti e delle camere (è possibile farlo sui balconi). L’osservanza di questa regola nasce dall’esigenza di tutelare chi non fuma e chi verrà dopo di voi, oltre che dalle norme di prevenzione incendi. I trasgressori saranno segnalati alle competenti autorità e punite con le ammende previste.

- The facility is entirely non-smoking. Smoking is absolutely not allowed inside the rooms and bedrooms (it is possible to do so on the balconies). The observance of this rule stems from the need to protect non-smokers and those who will come after you, as well as from fire prevention regulations. Violators will be reported to the competent authorities and punished with the prescribed fines.

• La prenotazione in qualsiasi modo fatta (semplice e-mail, telefono, internet, agenzie turistiche, o siti di prenotazione on-line) attesta la conoscenza e l’accettazione delle nostre condizioni e regole. Per le prenotazioni dirette riceverete da noi una conferma dell’avvenuta ricezione, accompagnata da indicazioni delle modalità per il pagamento e  il versamento della caparra oltre alla descrizione delle caratteristiche della nostra struttura e della zona.  Nel caso in cui, per motivi imprevedibili, la stanza si dovesse rendere indisponibile per motivi di manutenzione straordinaria o cause di forze maggiore, sarà nostra premura aiutarvi a  trovare un’adeguata sistemazione, ove non possibile o non gradita, a rendere interamente la somma ricevuta come caparra senza ulteriori pretese per eventuali danni e risarcimenti vari.

- Booking by any means made (simple e-mail, telephone, internet, tourist agencies, or online booking sites) confirms your knowledge and acceptance of our conditions and rules. For direct bookings you will receive from us a confirmation of receipt, accompanied by indications of the method of payment and payment of the deposit as well as a description of the characteristics of our facility and the area.  In the event that, for unforeseeable reasons, the room should become unavailable due to extraordinary maintenance or force majeure, it will be our care to help you find a suitable accommodation, where not possible or not welcome, to return in full the amount received as a deposit without further claims for any damages and compensation.

CHEK-IN

• Salvo necessità particolari dei nostri ospiti, la consegna delle stanze è prevista tra le 14:30 e le 20:30. Essendo il bed & breakfast una piccola struttura a gestione familiare, non esiste un servizio di reception disponibile a tutte le ore del giorno Vi preghiamo gentilmente di comunicare l’orario previsto di arrivo almeno nella mattinata del giorno dell’arrivo stesso. Arrivare al B&B senza aver avvisato circa l’orario d’arrivo può causare attese anche lunghe. Tale disguido non può essere motivo di reclami o di pretese di rimborso.

- Unless there are special needs of our guests, the rooms will be delivered between 14:30 and 20:30. As the bed & breakfast is a small family-run establishment, there is no reception service available at all hours of the day. We kindly ask you to inform us of your estimated time of arrival at least in the morning of the day of your arrival. Arriving at the B&B without prior notice of your arrival time can cause long waits. Such misunderstandings cannot be a reason for complaints or claims for reimbursement.

• I signori Clienti sono invitati, al momento dell’arrivo, a fornire un documento di riconoscimento per la compilazione della schedina di P.S. e di regolarizzare nel contempo il pagamento del soggiorno prenotato.

Con la consegna dei documenti si considerano accettate tutte le norme del codice civile inerenti ai soggiorni nelle strutture ricettive, del presente regolamento e quelle del buon senso per una convivenza civile e di aver preso visione dell’informativa sulla privacy.

- Guests are requested, upon arrival, to provide an identification document to fill in the P.S. form and to settle the payment of the booked stay at the same time.

By handing over the documents they are considered to have accepted all the rules of the civil code concerning stays in accommodation facilities, these regulations and those of common sense for civil coexistence and to have read the privacy policy.

• Il prezzo pattuito per il soggiorno nel nostro B&B comprende l’uso della stanza e del bagno, la prima colazione, la fornitura di asciugamani e lenzuola , l’uso della tv e dei condizionatori d’aria/pompe di calore e l’uso di tutti gli accessori bagnoIl condizionatore può essere usato sia per raffrescare che per riscaldare la stanza;  il riscaldamento tradizionale a caloriferi, funziona nei periodi e alle temperature consentite dal regolamento comunale. Per motivi contenimento della spesa energetica e evitare il sovraccarico del contatore della luce non è consentito d’estate impostare una temperatura inferiore ai 24° C e in autunno/inverno, per riscaldare, la temperatura non deve superare i 24° C, e deve essere spento non oltre le h. 24:00, in difetto sarà spento dal gestore.

- The agreed price for the stay in our B&B includes the use of the room and bathroom, breakfast, the supply of towels and bed linen, the use of TV and air conditioners/heat pumps and the use of all bathroom accessories. The air conditioner can be used both to cool and to heat the room; traditional radiator heating works during the periods and at the temperatures permitted by municipal regulations. For reasons of keeping energy costs down and to avoid overloading the electricity meter, it is not permitted to set the temperature below 24° C in summer and in autumn/winter the temperature must not exceed 24° C, and must be switched off no later than 24:00 hours, failing which it will be switched off by the operator.

• Il cambio della biancheria, da letto e da bagno, viene effettuato ogni 3/4 giorni, necessità di cambi straordinari saranno accordati, salvo disponibilità, con recupero spese di lavanderia e/o riacquisto.

- Bed linen and towels are changed every 3 to 4 days, extraordinary changes will be arranged, subject to availability, and with recovery of laundry and/or repurchase costs.

• Sono ammessi animali domestici previo accordo e purché siano costantemente sorvegliati dai proprietari; è vietato lasciare gli animali incustoditi all’interno della struttura.

- Pets are allowed by prior agreement and provided they are constantly supervised by their owners; pets may not be left unattended on the premises.

• All’interno della camera da letto o del bagno troverete tutto ciò di cui avete bisogno: coperte, cuscini, asciugamani, prodotti per l’igiene personale, etc. Per qualsiasi altra necessità non esitate a chiedere.

- Inside the bedroom or bathroom you will find everything you need: blankets, pillows, towels, personal hygiene products, etc. For any other needs please do not hesitate to ask.

• Non è permesso, per motivi di P. S., agli ospiti di far accedere altre persone nel B & B in qualsiasi orario.

- It is also not permitted, for P. S. reasons, for guests to let other people into the B & B at any time.

CHEK-OUT

• Si rammenta che, il giorno della partenza, le camere vanno lasciate libere entro le ore 10,00 per permettere la pulizia e la consegna ai nuovi arrivi, un ritardo sostanzioso comporterà l’addebito di un ulteriore notte, siamo disponibili a fare il deposito bagagli, senza nostra responsabilità per eventuali furti e/o danneggiamenti, da ritirare entro le ore 16:00.

- We remind you that, on the day of departure, the rooms must be vacated by 10.00 am to allow cleaning and delivery to new arrivals, a substantial delay will result in the charge of an additional night, we are available to make luggage storage, without our responsibility for any theft and / or damage, to be collected by 16:00.

• Le partenze anticipate, per qualsiasi motivazione, sono un danno, perché non ci consentono di avere il tempo necessario per essere contattati ed avere quindi nuovi ospiti, per la stanza che si libera, pertanto non sono previsti sconti e/o rimborsi.

- Early departures, for whatever reason, are a detriment, because they do not allow us to have the necessary time to be contacted and thus have new guests, for the room that becomes free, so there are no discounts and/or refunds.

• Eventuali oggetti di proprietà lasciati nel B&B alla partenza Vi saranno recapiti dietro richiesta e rimborso delle spese di spedizione.

- Any belongings left in the B&B on departure will be returned to you upon request and reimbursement of shipping costs.

COLAZIONE – PASTI / BREAKFAST – MEALS

• La colazione “all’Italiana” viene servita tra le ore 7:45 e le 9:00 (in caso di esigenze particolari l’orario deve essere precedentemente concordato con il gestore). Al di fuori di tale orario è proibito utilizzare la sala colazioni, la cucina e tutta la zona giorno per consumare pasti.

- The ‘Italian-style’ breakfast is served between 7:45 a.m. and 9:00 a.m. (in case of special needs, the time must be agreed upon in advance with the manager). Outside these hours it is forbidden to use the breakfast room, the kitchen and the entire living area for meals.

• Gli ospiti sono pregati di comunicare, all’arrivo, eventuali intolleranze ed allergie alimentari note.
• Guests are requested to report any known food intolerances and allergies on arrival.
• Nelle camere è categoricamente vietato accendere fornelli propri in conformità alla legislazione regionale, nonché per ragioni di sicurezza e rispetto degli altri ospiti.

- It is categorically forbidden to light one’s own cooker in the rooms in accordance with regional legislation, as well as for reasons of safety and respect for other guests.

• Permettiamo, previ accordi e in via del tutto eccezionale e occasionale, il consumo di eventuali cibi e bevande nelle aree adibite alla prima colazione. Sarà vostra cura riordinare le aree utilizzate.

- We allow, by prior arrangement and on an exceptional and occasional basis, the consumption of any food and drink in the breakfast areas. You will be responsible for tidying up the areas used.

• Il frigorifero della sala colazione può essere usato previa autorizzazione, i cibi devono essere posti in contenitori/sacchetti chiusi ermeticamente onde evitare contaminazioni.

– The refrigerator in the breakfast room may be used with prior authorisation; food must be placed in tightly sealed containers/bags to avoid contamination.

NORME  –  COMPORTAMENTO   /  RULES – BEHAVIOUR

• E’ severamente vietato fumare, portare e consumare alcolici e droghe all’interno del B&B.

- It is strictly forbidden to smoke, bring and consume alcohol and drugs inside the B&B.

• E’ vietato collegare all’impianto elettrico qualsivoglia elettrodomestico portato al seguito, (ad eccezione del rasoio elettrico alle prese del bagno e dei caricatori per cellulari).

-It is forbidden to connect any electrical appliance brought along to the electrical system (with the exception of electric razors to the bathroom sockets and mobile phone chargers).

• Le camere e il bagno, di norma, dovranno essere lasciati liberi tra le ore 10.00 e le 12,30 per permettere il

riordino e la pulizia quotidiana, si prega di disporre i propri effetti personali in modo da consentirle. Oltre detti orari non viene assicurata la pulizia giornaliera.

- Rooms and bathrooms, must normally, be vacated between 10 a.m. and 12.30 p.m. to allow for daily tidying up and cleaning; please arrange your personal belongings in such a way as to allow for this. After these times, daily cleaning is not guaranteed.

• Si raccomanda un uso corretto e civile dei servizi igienici, evitando di gettare alcunché nel W.C. o nei lavandini che possa ostruire le tubature, (usare gli appositi cestini). Eventuali danni, una volta accertata la responsabilità, dovranno essere risarciti.

- A correct and civilised use of the toilets is recommended, avoiding throwing anything into the toilet or sinks that could clog the pipes (use the appropriate bins). Any damage, once liability has been established, must be compensated.

• Si raccomanda di rispettare secondo le norme della Polizia Municipale il silenzio nelle ore canoniche 14.00-16.00 e 23.00-08.00. In ogni caso si prega di mantenere un comportamento che in nessun momento della giornata e in nessun modo danneggi l’altrui tranquillità.

- It is recommended that silence be observed in accordance with Municipal Police regulations during the canonical hours of 14.00-16.00 and 23.00-08.00. In any case, please behave in such a way that at no time of the day and in no way damage the tranquillity of others.

• L’entrata e l’uscita durante il giorno sono liberi si raccomanda di non disturbare soprattutto durante il riposo pomeridiano. Il rientro per la notte è fissato alle ore 23.30.

- Entry and exit during the day are free, it is recommended not to disturb, especially during the afternoon rest period. Return for the night is at 23.30.

• Ogni volta che si esce dal B&B è fatto obbligo di spegnere le luci, la televisione, il condizionatore ed altri impianti e di verificare che i rubinetti dell’acqua siano stati correttamente chiusi (per evitare problemi), comportamenti difformi comporteranno l’addebito di spese per il consumo improprio di utenze e saranno addebitati eventuali danni provocati una volta accertata la responsabilità.

- Every time you leave the B&B it is compulsory to switch off the lights, television, air conditioner and other equipment and to check that the water taps have been properly turned off (to avoid problems), deviating behaviour will result in charges for improper consumption of utilities and any damage caused will be charged once responsibility has been ascertained.

• E’ vietato lasciare all’interno del B&B oggetti di valore. Si declina ogni responsabilità per lo smarrimento, furto o danneggiamento di oggetti di vostra proprietà.

- It is forbidden to leave valuables inside the B&B.  We accept no responsibility for the loss, theft or damage of objects belonging to you.

• Non si risponde di eventuali disservizi dovuti a mancanza totale o parziale di forniture quali gas, elettricità acqua, linea telefonica o connessione ad internet non dipendenti dalla nostra volontà.

- We are not liable for any disservices due to total or partial failure of supplies such as gas, electricity, water, telephone line or internet connection that are beyond our control.

• Ogni ospite è tenuto a risarcire eventuali danni arrecati al B&B e per l’uso improprio delle dotazioni complementari. A fine permanenza, dovranno essere riconsegnate le chiavi. In caso di smarrimento sarà addebitata la spesa per il cambio delle serrature e la riproduzione delle chiavi.

- Each guest is obliged to compensate for any damage caused to the B&B and for the improper use of additional equipment. At the end of the stay, the keys must be returned. In case of loss, the cost of changing the locks and reproducing the keys will be charged.
